Mitigating the condensation risk at St Catherine’s Court
January 2025
St Catherine’s Court, in Chiswick, West London, provided a complex roofing challenge, with a deteriorating asphalt roof overlying a non-insulated concrete deck. These conditions created a high risk of condensation and had reduced the building's energy efficiency. Proteus Waterproofing was asked to provide a solution that not only addressed these issues, but also extended the roof's lifespan, while minimising disruption to residents.
By combining technical expertise with a deep understanding of the client's needs, Proteus successfully delivered a robust and durable roofing system for client, Michael Richards & Co, the building's owner, who needed a cost-effective solution to extend the roof's lifespan, while also addressing a serious insulation issue. After careful consideration, the Proteus Pro-Felt Endura AIRdhesive Built-Up Roof system was selected as the optimal choice.
A key requirement was to mitigate the risk of condensation caused by the lack of insulation. The Proteus Pro-Felt Endura SA AVCL, a cold-installed, self-adhesive air vapour control layer, was installed to address this issue. To enhance thermal performance and durability, Proteus Pro-Therm insulation was also applied using Pro-Bond Foaming adhesive. The system was completed with a cold-adhered Proteus Pro-Felt Endura AIRdhesive Mineral Capsheet, secured with Pro-Membrane Adhesive.
Health and safety were paramount throughout the project, another reason why the system was chosen. Its cold application method significantly reduces the potential of on-site fire risks compared to hot or flame applied systems. In addition, Proteus Waterproofing worked closely with Capital Roofing Ltd, the contractor, to ensure the project was delivered in line with the highest standards.
The Proteus Pro-Felt Endura AIRdhesive Built-Up Roof system proved to be an ideal solution for St Catherine's Court. Its cold-applied nature offered several advantages over traditional hot-melt systems. Firstly, as already mentioned, it significantly reduced the risk of fire hazards on site but, equally as important, the cold application process allowed for faster and more efficient installation, minimising disruption to residents.
The system's robust construction, combining insulation, air vapour control layer and a durable cap sheet, provided a comprehensive waterproofing solution. This not only protected the building from water ingress but, also enhanced its thermal performance, contributing to a more comfortable living environment for residents.
Proteus Waterproofing's commitment to quality and customer service was evident throughout the project, which is backed by a comprehensive warranty, to provide the client with peace of mind and confidence in the long-term performance of the roof.
By addressing the specific challenges of the building, the system has now extended the roof's lifespan, improved energy efficiency and enhanced the overall safety of the property. Most importantly, by partnering with Proteus Waterproofing, Michael Richards & Co has secured a durable, efficient and safe roofing solution for St Catherine's Court.
